Gas Safety Check - CP12

Landlords are required by law to ensure that any gas appliances in rented houses or flats are correctly installed, so that the tenant may live safely in the property.

Landlords are required to:

- ensure that all appliances, pipework and flues are correctly installed and maintained for the benefit of the tenant.

- carry out an annual Gas Safety Check on every gas appliance.

- ensure that the check is carried out by a Corgi registered installer.

- issue a copy of the Gas Safety Check to any new tenant or housemate before they move in.

- issue a copy of the Gas Safety Check to any existing housemate or tenant within 28 days of the test being carried out.

Landlords are not required to test any appliance or flue that the tenant, housemate or flatmate has provided themselves.
